Build Cost Guide

Current Waikato build rates sit around $4,000–$5,700 per m² for standard specification, with compact plans often dearer per metre but cheaper overall. Site slope, access and material choices remain the biggest cost drivers. We provide an itemised estimate early, then a firm quote once drawings and engineering are final. Allow 10 % contingency for landscaping, curtains and furniture items which are usually outside the build contract but easy to overlook in spreadsheets.

Banks typically favour fixed‑price or turn‑key contracts and will lend up to 90 % on new builds. We supply the detailed documentation your broker needs and liaise with valuers when progress inspections fall due. On the council side, our plans are drafted to meet Hamilton City or Waikato District rules, minimising RFIs and keeping the 20‑day consent clock moving. Resource consent is only triggered for setbacks or multi‑dwelling lots, which we’ll flag early.
