Every project begins with a free, informal meeting at your site or in our office. We discuss goals, budget, timelines, and any council requirements. After that we provide initial advice on feasibility and next steps. You’ll leave with a clear understanding of costs, council requirements and likely build duration, enabling informed decisions before spending a cent on drawings.

Concept Design & Cost Estimation

Our designer translates your brief into floor‑plans, elevations and a preliminary specification. Simultaneously, our estimator compiles a ballpark figure based on recent Waikato builds, ensuring design ambition aligns with budget. We can refine layouts and finishes through a couple of meetings until both design and finances feel right, then proceed to detailed documentation.

Concept fees are credited against the build once you sign the main contract.

Construction Contract & Building Consents

Once drawings are finalised, we issue a fixed‑price contract specifying scope, timeline and payment stages. Upon signing, we lodge the building consent, responding promptly to council RFIs. Our team coordinates all engineering, energy reports and any resource consents if required, keeping paperwork off your plate and the build start date on track. Construction Stages

Site safety fencing, earthworks and foundations mark the physical start. Weekly or fortnightly updates maintain transparency as frames rise, roofs go on and interiors take shape. Brett normally schedules trades, orders materials ahead of time and inspects workmanship against NZBC and Ox Builders’ higher internal standards, ensuring quality at every phase.

You can book a site visit once a month, safety gear will be supplied so you can see progress first‑hand.

Walkover & Quality Assurance

Before hand‑over, we compile a comprehensive snag list, remedying even minor paint touch‑ups. Independent inspectors and council sign off structure, weathertightness and services. Your home is professionally cleaned, and all manuals, warranties and code of complicate are given in a hand‑over folder. We walk you through operating systems heat‑pump, alarms, and any other specific systems so you feel at home from day one.
